New Real Estate Tax Questions Answered


Are officetels, mixed buildings, and unlicensed residences subject to the Comprehensive Real Estate Tax?

“The Comprehensive Real Estate Tax in principle only applies to residences. If officetels, mixed buildings, and unlicensed residences are in fact being used for residential purposes, then they will be considered as individual residential possessions, and if their prices in sum surpass 900 million won, they will have to pay the tax. If they are not for residential purposes, only the price of the land where the building is situated will be calculated, and if the price of land that one possesses is higher than 600 million won, then the real-estate tax will be levied.”

For real estate agents, 7% is no longer the magic number.

The standard commission in the Twin Cities is being pared down because of the Internet and an abundance of Realtors.

The 7 percent real estate commission may be going the way of the $100,000 starter home.

Pressure from home sellers rebelling against paying $20,000 or more in fees, along with a huge influx of real estate agents, is lowering commissions around the Twin Cities that for decades have hovered around 7 percent. The national average is 5 percent of a home's sale price.

Steve Murray, editor of the industry publication Real Trends, said the swelling ranks of real estate agents -- pursuing a shrinking inventory of homes on the market -- is driving the change.

"It's basically the law of supply and demand," he said.

The number of Minnesota agents competing for listings has exploded in the past five years. Membership in the Minneapolis Area Association of Realtors during that time, for example, has increased from 5,400 members to 10,000.
